Edwinstowe has an older core than the villages around it, and the difference matters for the work. Around St Mary's and the High Street there is stone and brick property with solid walls, no cavity and flue routes that need designing rather than assuming. The numbered avenues built for Thoresby are early twentieth-century colliery housing, consistent street by street, and still turn up legacy appliances and gas runs that were extended piecemeal over the decades. The post-war housing on the edges is open-vented with a cylinder and loft tanks and converts cleanly. Because Edwinstowe shares NG21 with our office at Ransom Wood, it is one of the quickest places for us to reach.

  Colliery-era property with a legacy appliance still in place and an original flue route that could not be reused. Appliance removed, opening made good, and an A-rated combi fitted with the gas run upgraded to suit.

  Post-war semi converted from open-vented to a sealed system, with the cylinder and loft tanks removed, radiators flushed and smart controls fitted.

• Church Street

  Traced a leak on an older property where damp was showing at the base of a solid wall with no plumbing above it. The fault was found on a run passing behind, repaired and the wall dried and reinstated.
