Water does not drop where it escapes — it runs the length of a joist and finds the first gap, which is why the damp so often appears in the adjoining room. We trace the run rather than opening up at the stain.
Heating pipe cast into post-war solid floors
Ladybrook, Bull Farm and Pleasley Hill were built at scale and to a pattern, and the pattern included burying the heating circuit in the slab. A weep there loses system pressure without wetting anything visible. Thermal imaging reads the warm pipe run through tile, vinyl or carpet and shows the anomaly on it, which turns a room-wide dig-up into a single opening.
Modern plastic pipework that fails at the joints
On the newer estates towards Berry Hill, Forest Town and Lindhurst the pipe is plastic run from a manifold, and a length of it very rarely fails. Fittings do — push-fit joints that were not fully seated, or connections disturbed by later work. That narrows the search considerably once someone asks where the joints actually are.

A terrace with a ceiling stain in the back room and no plumbing above it. The run was traced under the floor above and the failed joint found near the bathroom, several metres from where the water was coming through.
Ladybrook — leak on a buried heating circuit
A property needing the system repressurised weekly with a dry pressure relief discharge. Thermal imaging located the circuit and the fault beneath the kitchen floor; a single section was opened, the failed length replaced and the floor reinstated.
Berry Hill — failed push-fit joint under a modern floor
A newer property losing pressure with no visible damp. The manifold runs were isolated and tested in turn, the failing circuit identified and the fitting replaced through one small opening.
