Leak detection in Retford
Water leaks traced inside homes across Retford, Ordsall, Hallcroft and Thrumpton — including the open-vented systems that still run in a lot of the town and fail in their own particular ways.

Retford has more legacy open-vented heating systems still in service than anywhere else we cover, and that gives its leaks a character of their own. A sealed system announces a leak by losing pressure. An open-vented one does not — it simply tops itself up from the feed and expansion tank in the loft, quietly and indefinitely, so a leak can run for a year with no symptom at all until a ceiling gives way or a cylinder cupboard starts smelling wrong. The places they fail are different too: cylinder coils, tank connections, ballvalves and the feed pipework threaded through roof voids, none of which exist on a modern combi. Layered on that, the Georgian and Victorian property around the Market Place and Grove Street has solid walls that carry water down through the fabric before it shows. Ordsall, Hallcroft and Thrumpton are later, with heating pipe set into solid floors.
Why leaks in Retford hide where they do
Open-vented systems that hide a leak indefinitely
With a feed and expansion tank topping the system up automatically, there is no falling pressure to warn anyone. The first evidence is usually damage rather than a symptom. Where a property still runs open-vented, we check the tank, the ballvalve and the cylinder as a matter of course, because a system that is quietly making up water is losing it somewhere.
Solid walls in the older centre
Around Cannon Square, Grove Street and Bridgegate the walls are solid masonry with no cavity. Water from a failed pipe inside one moves through the fabric and emerges lower down, at a bed joint or the base of a wall. Opening up at the stain on these properties reliably finds dry plaster and an intact pipe.
Heating circuits under solid floors at Ordsall and Thrumpton
The inter-war and post-war housing has the heating run buried in the floor, where a weep produces falling pressure on a sealed system, a faint warm line, and nothing else. Thermal imaging locates it through the covering so the opening is one square rather than a room.

Leaks we trace most often in Retford
Grove Street — leak inside a solid wall
A period property with staining at the base of a wall and no plumbing near it. Imaging showed water entering considerably higher and running down through the masonry; the pipe was accessed at the fault and the lower wall left intact.
Hallcroft — open-vented system quietly making up water
A property with no pressure symptoms at all but persistent damp in an airing cupboard. The cylinder coil was found to be failing and the feed tank constantly refilling; cylinder replaced and the system checked through.
Ordsall — buried heating pipe under a solid floor
An inter-war semi losing system pressure every fortnight with a dry discharge outside. Thermal imaging picked out the circuit under the dining room floor and the failed length was replaced through one opening.
